What does Not-For-Profit Mean?

It is not operated for profit, as no part of its income is payable to or available for the personal benefit of any administrator or member. As a 501(c)3 corporation, donations received may be eligible for tax deductions.
Who manages the Garden Homes?
Vacation Rentals Inc. (VRI) operates and manages the Garden Homes.
Who is eligible to be a resident?
Persons aged fifty-eight (58) or older. Each home is limited to two residents.
How much does a Garden Home Cost?
Our prices are commensurate with the location and lifestyle that the Garden Homes provide. There are two basic fees:
Entry Fee: The entry fee for each home is determined when it becomes vacant and is based on current market activity, its unique amenities and a professional home appraiser.
Monthly Fee: The monthly fee covers your share of housing and amenity expenses (electricity, water, sewer, gas, trash removal, pest control, property & liability insurance, real estate taxes, house and grounds maintenance, clubhouse operations and replacement reserve).
Electric Vehicle (EV): Residents are responsible for the cost of related charging equipment, connections, and monthly electricity charges.
What happens if I (we) move or a sole home resident passes away?
You or a designated family representative simply notifies the Legacy staff. Your refund is granted either (a) when a new resident moves in or, (b) at the end of twelve months, whichever occurs first. NWASSI & VRI representatives are solely responsible for finding and arranging for new residents.
What happens if one of us pass away while we still live at Legacy Village?
If one of two residents occupying a home passes away, the surviving resident may continue to occupy their home as long as they meet the minimum age requirement.
How do I get a Garden Home?
You can reserve your place on our wait list with a $2,500 non-refundable payment. At the time an opportunity develops to purchase a Garden Home you will make an additional non-refundable reservation fee which is 3% of the entry fee or more depending on the size of the home. Both the wait list fee and reservation fee are applied to the entry fee at closing. Contact the Clubhouse Manager for further detail
